Botanica has the scent of a pine forest and the sea breeze.

It echoes with the singing of birds, the croaking of frogs and the rustle of old trees. All thanks to its delightful location. For it is located just 300 metres from the Gulf of Gdańsk, in a hidden corner of a villa district – a summer resort with several centuries of tradition.

• Strolling along the pier, applauding theatrical premieres: Jelitkowo also pampers those looking for a moment of contemplation, to take a deep breath. From Botanica, a quaint seaside promenade trail leads to both the famous pier in Sopot and the less crowded one in Gdansk Brzeźno. A short stroll is enough to find yourself in a completely different environment, or even another part of the world. In the historic Palm House of Oliwa Park, the most exotic plants can be admired – such as the araucaria, which comes from the Australian rainforest and grows as high as 17 metres. An unhurried wander can also lead you to the charming bends of the mouth of the untamed Oliwa Stream. Living in Jelitkowo, you are also close to the Chamber Stage of the Wybrzeże Theatre, whose cultural events and premieres resound throughout Poland.
   
• A Baltic microclimate, Brazilian aromas: Botanica was built next to a lake, which, together with numerous nearby bodies of water, greatly benefits its microclimate. It can be used without restrictions, as all car traffic has been moved underground. But who needs to drive when Botanica is surrounded by exquisite restaurants with Brazilian and Hawaiian cuisine? Right next door is a harbour where you can buy fresh fish.

• Cohesion in luxuriance: The creator of the Botanica concept, which alludes to Ebenezer Howard’s idea of the garden city, is Marek Łańcucki of the MAARTE studio. This is precisely why it is an emblematic and internationally acclaimed example of the intermingling of architecture and botany. Here, the buildings follow the shape of the landscape, not the other way around. The focal point of the whole estate and the green architecture is the enchanting lake, situated at the front of Botanica. From the gates, it opens out into the meandering shape of a river, which flows past islands of trees, the steep slopes of trellises and the gentle banks of green roofs. It is a bold and authorial vision that offers something priceless – everyday life in the setting of a private, verdant park where everything is coherent. 
   
• Tamed diversity: All the buildings, although varied in colour, are coherent in terms of the materials used. Botanica’s natural and nuanced raw materials have been carefully selected to harmonise with the ever-present nature – and contribute to its continued existence. The raw but elegant ceramic brick, the warmth and beauty of ash wood, the minimalist but refined concrete and the shimmering, precision-finished galvanised steel create a cohesive but diverse architectural composition.
   
• The privacy of a villa, the comfort of an apartment: Botanica evokes a seaside residence, surrounded by a beautiful, intimate park. The three-storey buildings, characterised by wide, extensive spacing, are enveloped by dense and diversified greenery, providing residents with complete privacy as well as unique, panoramic views from the windows and spacious terraces. The outdoor relaxation area is a picturesque grassy hill with organically shaped wooden loungers, hammocks hidden among the trees and babbling, tranquil water features. The villas have a garden, behind which is a private tennis court and multi-purpose playing field.

The scale and originality of the standard that Botanica offers is almost unparalleled in Poland. The northern part of the complex is a garden submerged in greenery with sun loungers, where nature concerts take place in the summer. There’s even a workshop with tools, a kite drying room for kitesurfing and a separate room for rinsing your bicycle or your four-legged companion.

The outdoor gym with its aesthetic equipment is the ideal place for a balanced warm-up before a jog. The tennis court, the multi-purpose playing field and the professionally equipped and delightfully designed fitness room are freely available. And for the little ones, there is a sensory playground – playhouses set up in an obstacle course with climbing frames and a barefoot path. It is a path made of natural materials – stones, fine gravel, tree bark and pine cones.
   
• Jelitkowo, Kyoto, relaxation: The social and tranquillity zones have their own dedicated, wide-open complex on the patios in the southern part of Botanica. From the club lounge, fitness area and spa, you have the opportunity to gaze at the outdoor greenery directly in front of you. One skylight illuminates a glass cube with a schefflera umbrella tree. This is the heart of the Zen garden-inspired spa area, with a sauna and tranquillity space. An exclusive club lounge with leather sofas, audio equipment, a custom-made pool table and a restaurant-bar table entices you to spend evenings together with friends. Here, the plants have been selected so as to reflect the flora of the rainforest and enhance the experience of relaxation.
   
• Botanical marble: The interior spaces are minimalist, calming and botanical. The staircases are symmetrical compositions of limestone, granite and warm ash. The walls are covered with exclusive fabrics, complemented by decorations in Forest Green marble, which resembles plant tissue magnified under a microscope. It is no coincidence that the interiors of Botanica, designed by Magdalena Adamus of the LOFT studio, were awarded the prize for best sustainable interior by the Polish Green Building Council. Botanica is not only prestigious, but also ecological.

In the heart of a metropolis and a botanical garden

Botanica is the fulfilled promise of living in the centre of the Tricity metropolitan area, of a life surrounded by boundless greenery. It is the coastal flora that defines its essence. The selection of plant species, trees, flowers and shrubs has been devised to create a cohesive and picturesque landscape and encourage people to spend time outside. Precisely where the sound of the sea and the pine forest and the concerts of birds and frogs can be heard. 

• Award-winning determination: A desire for harmony and closeness to nature shaped the entire design. Rather than altering the existing landscape, the architects chose to make use of it, accentuating its assets. As a result, the minimalist apartment complex appears to be conducted by nature – its layout follows the shapes of the terrain, adapting to its gradients. This boldness in design subordinated to the environment has won it recognition and the title of the best eco-friendly multi-family development in Poland in 2019.
   
• Greenery: Botanica has been designed as a car-free space – all garage entrances are located on its periphery. This allows full use of the site for the benefit of plant life – an integral architectural element. Małgorzata Sobótka of Studio Krajobraz paid great attention to detail, creating cosy and narrow alleys. As many as 47,000 plants live here, representing more than 200 different species, including impressive 4-5 metre-tall trees and mature 1.5 metre-tall shrubs.
   
• In the flow of nature: An atmosphere worthy of its name is created by a landscape submerged in greenery. It is arranged in the organic shape of a meandering river and leads to the picturesque lake located at the front of Botanica. The architectural river wraps around scenic islands densely planted with trees, intersecting with pergolas. Like a stream, it leads past steep banks, gently flanks the green roofs of the communal spaces and is embedded within the spacious garden formed of thousands of trees, shrubs and flowers.
