BRZEŹNO
ABOUT
Powerful, intimidating, yet there to be tamed.
So sincere that it is impossible to recreate. Deeply sensual.
This is Baltic nature.
It exudes the crisp scent of a sea breeze, has the rustic texture of old trees, echoes with a succession of waves and the rustle of a pine forest, revealing a proud panorama encompassing all shades of blue and green.
Here – in its embrace – moments, days, whole years taste different. More sophisticated.
Nadmorski Dwór was created to realise the dream of an everyday life filled with immodesty and dynamism. This residential complex, which has won awards throughout Europe, is located just 900 metres from the Baltic Sea, and this is what determined its daring and acclaimed concept. It is a thoroughly contemporary garden city, offering residents 21st-century comforts alongside unprecedented contact with nature.
1. An emblematic example of the realisation of Ebenezer Howard’s ideas for the 21st century.
2. A location in the heart of a resort that has a centuries-old tradition.
3. A garden estate where every architectural detail weaves a coherent tale of privacy, comfort and tranquillity.
Beautiful timelessness
Brzeźno’s unforced charm already drew those longing to experience Baltic nature several hundred years ago. Thanks to this tradition, it is today a neighbourhood that exudes the rarefied atmosphere of former summer resorts. A short stroll from Nadmorski Dwór is all it takes to visit the only walking pier in Gdańsk and the meticulously restored Spa House, whose history dates back to 1893. At the same time, this peaceful, picturesque neighbourhood is perfectly connected to the city, providing quick access to its abundance of shops, services, academic institutions and, of course, the cultural events for which Gdańsk is famous.
- The residential complex: A note of the past, a contemporary arrangement. Nadmorski Dwór, which is a contemporary interpretation of Brzeźno’s spa history, is located among the greenery of the coastal strip, just a few hundred metres from the Baltic beaches. Its compositional centrepiece is a water feature comprising ponds, canals and miniature waterfalls, providing a daily dose of what has attracted visitors for centuries – the serenity and balance provided by the discreet sounds of water and trees.
- A beautiful garden estate: The overarching idea, which a multidisciplinary team of architects worked on, was to integrate the contemporary luxury residences with the local bold foliage. It was planned in such a way that it becomes increasingly lush, diverse and blends in with the buildings, even appropriating them.
- The greenery selected by RS Architektura Krajobrazu emphasises the botanical character of the estate and, with the preserved old-growth pine trees, creates a forest-like atmosphere among the intimate three-storey buildings.
- The design of the complex was carried out by Marek Łańcucki of the MAARTE studio, known for his great sensitivity to the context of the investments he creates.
- In turn, the interiors by PB/Studio and Akurat draw attention to the local heritage of Gdańsk, simultaneously bringing to life inspiring and calming spaces in perfect harmony with the seaside climate.

- Architecture: In conversation with nature. The low-rise buildings of Nadmorski Dwór do not dominate nature, but are an extension of it, seemingly complementing it. The light-coloured planked façades and the warm wood of the windows, balconies and small architectural elements harmonise perfectly with the green surroundings. The result? A coherent, balanced whole that fits into the landscape with appropriate respect. The class of Nadmorski Dwór is underlined by the careful selection of materials expressing the local biodiversity – steel balustrades, refined concrete and numerous windows opening up the apartments to the omnipresent greenery. Each apartment has been designed for maximum contact with its surroundings – through a balcony, terrace or garden sheltered by a hedge.
Restful interiors
Following the example of old Polish manor houses, Nadmorski Dwór provides its residents with a rich array of comfortable recreational spaces, which in their 21st-century version make everyday life here resemble a holiday getaway. The interiors and common areas, designed to ensure tranquillity, are the work of PB/STUDIO and Akurat, famous for their projects that satisfy even the most discerning. It is thus no coincidence that Nadmorski Dwór, already awarded the title of Building of the Year and the distinction of Most Interesting Residential Investment by the Trojmiasto.pl website, was also recognised by the international website Archilovers.com, who gave it with the title of Best Project 2023.
- Relationships, relaxation, regeneration: The residential complex is surrounded by spacious green areas acting as a private park. An open picnic area with benches and tables provides a straightforwardly ideal place for outdoor neighbourhood socialising and relaxation that is completely guilt-free. Activity enthusiasts will certainly appreciate the multi-purpose glade – on sunny days, badminton or volleyball competitions can be organised there. For children, on the other hand, there are as many as three playgrounds with varied and secure constructions: an expansive sandpit, a climbing net and a wooden pirate ship to encourage creativity in the fresh air.
- Nature on the inside: The interiors of Nadmorski Dwór also reflect a commitment to the local nature – combining unconditional functionality with organic and botanical aesthetics.
- Residents have at their disposal a private, professional and soothingly coloured gym, where the raw concrete is broken up by the texture of the wood imprinted in it. The cosy saunas (dry and wet) are also located in this separate building, harmoniously integrated into the slope.
- The co-working space provides the utmost seclusion from external stimuli – so necessary for work – and can simultaneously serve as a club room for social and neighbourhood get-togethers and events.
- The children’s play area behind the window is well-equipped with eco-friendly toys, interactive devices and a bookcase of curated books, which entice with their delightful form. This creates the perfect conditions for the little ones to develop and play, while giving their parents the most important thing – peace of mind about their safety.
- Nature on the inside: The interiors of Nadmorski Dwór also reflect a commitment to the local nature – combining unconditional functionality with organic and botanical aesthetics.
- Subtlety and gentleness are enough: The interiors of Nadmorski Dwór welcome you with a sublime combination of natural materials with varying degrees of light penetration and desaturated colours of low intensity, creating a space that is neutral to the senses. In turn, the raw materials used – such as bleached oak, travertine and resin, which evoke associations with amber – as well as the delicate textures and subtle lighting, skilfully create the impression of a space conducive to tranquillity.
A baltic garden in the heart of a metropolis
The conceptual, considered, decades-planned and sensual design of the garden estate, together with its inexhaustible wealth of greenery and unparalleled location, means that residents here enjoy the atmosphere of a holiday getaway every day. More than half of this apartment complex, distinguished both internationally and locally, is occupied by natural areas with preserved, majestic old trees. Plants live here unhindered by architecture and anthropocentrism, so that Nadmorski Dwór becomes more beautiful with each passing year, flourishing and growing. A path hidden among the old pines leads to the beach.
- An evolving microclimate: The more than 100-year-old, well-preserved trees are complemented by carefully selected plants, creating a lush, organic meadow on the estate. An abundance of undergrowth, grasses, ornamental shrubs and a flower-filled grove on the roof of the fitness building not only provide decoration, but also create a unique microclimate that lives, grows and evolves. The complex itself, although intimate and deliberately low-rise, offers owners on the highest floors a view of the Baltic Sea spreading out above the treetops.
- Nature first: The multi-branched trees and climbing plants adorning the façades of the buildings are a modern interpretation of the vertical garden, allowing the minimalist exterior to mingle with the lush greenery. The heart of Nadmorski Dwór, however, is the water feature, flowing between the buildings and topped by a miniature waterfall, which with its discreet hum emphasises the close relationship with the park surroundings.
- A joint creation of humans and nature: Nadmorski Dwór is designed to co-exist in a balanced way with the surrounding landscape – the neighbouring Reagan Park and the pine forest separating the estate from the sea. In turn, the buildings – conservative in form – become a support and extension of the activities of the nearby nature. This place has been meticulously thought out to serve all those seeking respite and finding it through communing with nature. Which here is... powerful, intimidating and at the same time, as Nadmorski Dwór shows, there to be tamed.
