Nowe Kolibki is a multiple award-winning expression of architectural respect for Baltic nature. Here, greenery with preserved trees – tall birches, maples and pines – and the sandy beaches of a pre-war resort create an environment on which a residential complex of timeless aesthetics has been drawn.
Renowned architectural studios Roark Studio, POTE architekci and RS Architektura Krajobrazu are responsible for the design of Nowe Kolibki. Their bold vision entailed the unprecedented blending of nature and architecture. The result is the sole use of high-end finishing materials in the buildings – natural oak, stone and historic paving. Thanks to the determination, talent and dedication of the creators, at the junction of Sopot and Gdynia, in the Orłowo district, a place has been created where urban villas are flooded with plants and the future of the Tricity metropolis is bathed in green.
The calming power of nature: In Nowe Kolibki, the beach in Orłowo is within easy reach, so both the concept and every detail of the complex were created with the idea of harmonising with the surroundings. The composition of the blocks ensures intimacy for the residents and, at the same time, invites them to stroll through the gardens with comfortable resting places alongside water features and a jetty. The use of raw oak cladding, natural stones and green-tinted glass gives the buildings character but is not overpowering – it allows the senses to relax. As Jakub Bladowski points out, “the old tall trees that have been preserved give the building complex an even more natural feel.”
A dream location: Orłowo, and its unique atmosphere of an early 20th century summer resort, welcomes you to live here, where the holiday atmosphere – one with a touch of nostalgia – lasts all year round. Nowe Kolibki has a deliberately minimalist, elegant interior, dominated by a muted, calming colour palette – Gdynia white and warm browns.

Serene interiors: minimalist lighting and natural materials are at the heart of Nowe Kolibki’s interiors. The walls are decorated with satin-finished, large-format marbles and original monochrome reliefs by Beata Nowaczyńska, which subtly emphasise the organic character of the interiors. Roof windows on the staircases, stone door frames and wooden balustrades also allow you to feel and fully experience the omnipresent, calming nature.
Award-winning minimalism: The Baltic Sea and a centuries-old forest were the inspiration for the designers of the communal spaces, who created a place where the minimalism of natural wood and stone harmonises perfectly with furniture made of solid oak and rattan. Present in the kitchen, spa and fitness areas, as well as in the lounge areas, these tasteful materials prove that the true beauty of nature does not need exaggerated decoration to delight and inspire. It is the numerous windows that allow the surrounding greenery and daylight to fill the minimalist interiors, to be their most stunning detail. At Nowe Kolibki, life flows close to nature and every detail is a celebration of its simplicity and unadulterated tranquillity, which has been recognised with prestigious accolades, including the European Property Awards and the Building of the Year title.

A private garden in a landscape park
Nowe Kolibki is a carefully planned green space that blends seamlessly into the surrounding forest. Agnieszka Gasparska of RS Architektura Krajobrazu created a space conducive to relaxation and which enables direct contact with nature – on elegant wooden seats surrounded by bushes and trees, while strolling along meandering paths, on a jetty or by miniature waterfalls. Here you can inhale the fresh seaside air laced with the scent of the Baltic Sea.
The design by ROARK Studio emphasises respect for the natural elevations and depressions of the land and the preservation of old trees, which is an expression of deep respect for coastal nature. As a result, each building, surrounded by plants, is not only part of the apartment complex but also an integral part of the local landscape.
Seaside relaxation in your own garden: Residents of Nowe Kolibki have the unique privilege of being just 800 metres away from the tranquil beach of Orłowo, which captivates with its beauty regardless of the season. However, for those seeking a deeper and more personal encounter with nature, there are numerous comfortable, organic seating areas located in various parts of the private park. These picturesque corners offer the perfect respite among the rustle of the trees.
