Time creates value
About
It is intangible and priceless. You cannot buy it, but you can have it, and it is entirely up to you whether it runs or flows.
Time.
There are places in Poland where it is transformed into value as it matures with grace.
One of them is Stara Oliwa, full of natural elegance and charm, shrouded in mystery. Opacka, a winner of multiple European awards, has just been created at its heart.
Opacka does not rewrite the history of the neighbourhood. Instead, it blends into the picturesque landscape, drawing respectful inspiration from it. This opens the door for it to contribute to the local community and to be part of Oliwa, which has delighted in its sculpted, noble identity for decades.
- Just four buildings surrounded by a park with a pond.
- 12,000 plants representing 50 different species.
- Exquisite interiors drenched in daylight and warm twilight.
Opacka is aware of its unique, picturesque, refined surroundings. It draws on its rich nature and lush history and transforms these references into a place created for connoisseurs of life.
Between the creek and the cathedral.
In the heart of mysterious Oliwa.
The residential complex is located within the historic gardens of the Cistercian monastery in Oliwa and a neighbourhood with over 800 years of history. It is a place where modernity can only blend into the centuries-old backdrop if it creates a space that will grow in character and refinement over time. Opacka was created with this in mind.
- In the neighbourhood of high art: Living here enables daily immersion in the world of classical culture and avant-garde art. Oliwa Park resounds with concerts dedicated to the works of Mozart, and the baroque Abbot’s Palace is now the National Museum’s Department of Modern Art. It entices visitors to admire decorations and costumes documenting the history of Polish theatre, as well as works by such masters of the avant-garde as Wassily Kandinsky and Marc Chagall.
- Surrounded by greenery: The neighbourhood of Oliwa Forest, which is part of the Tricity Landscape Park, Oliwa Creek and the renovated monastery garden emphasise the gentility of these unique urban residences. The proximity of the local nature – the centuries-old beeches, oaks, alders – is a sparkling scenery of colours, which makes it possible to step out of the house and immediately go on a walk, regardless of the season.
- A place frozen in time: Secluded and timeless because it transcends trends and external influences, the character of the immediate area remains unchanged and will be passed on to future generations. Here, time seems to stand still. Idyllic everyday life is assured for residents by family-run bakeries whose traditions date back to 1945, narrow cobbled streets, centuries-old townhouses and the certainty that only plants will continue to grow outside the window.
Autonomous, attentive to history and award-winning. Opacka.
In Old Oliwa, the dialogue with history is approached with respect, carefully reinterpreting classical models. This is the philosophy that guides Opacka – integrated into the existing landscape, it listens to its history while maintaining a clear, albeit unobtrusive independence.
You can confidently call this apartment complex a collector’s item – it was created unhurriedly, carefully drawing inspiration and transforming it into a new, but ostentation-free standard. This place is not a copy of existing historical forms. It has gained the power to evoke the same emotions and feelings known for centuries with the help of modern means of expression.
- Just like Old Oliwa, Opacka is intimate: Discreetly hidden in the depths of a public park, the residential complex is made up of just four buildings. It begins with a park of more than 6200 square metres and overlooks Oliwa Cathedral – which can be admired by sitting on one of the riverside benches. The relaxing atmosphere is further enhanced by the green belt cutting off pedestrian traffic, as well as the spacious areas between the buildings, which blend in with the surrounding nature.
- Heritage, references and autonomy: The architecture of Opacka, while understanding its urban context, is an expression of deep respect for the history of the neighbourhood. The sloping roofs with their gentle gradients and the glass dormers allude to the style of Oliwa villas. The apartment complex blends harmoniously into its surroundings, but its presence is noticeable thanks to the white and grey colour scheme taken from the nearby 400-year-old mill.
- Architect-artists, prestigious awards: Jakub Bladowski of Roark Studio and Hanna Bialic and Jakub Piórkowski of PB Studio are the architects who have given Opacka a collector’s rarity, masterfully combining contrasts, handling historical detail and solutions to ensure the comfort of the most demanding residents. They are attentive observers of their surroundings, deeply immersed in its past, its stories. Thanks to their determination and talent, Opacka is today gaining great recognition both on a European scale and locally. This is confirmed by awards such as: European Property Award 2022, Building of the Year 2022 and Most Interesting Residential Investment in the Tricity 2022.
The subtlety of detail.
An effect that attracts and holds the attention.
Opacka’s interiors are imbued with historical inspirations, which have nevertheless developed their own coherent architectural language. A characteristic element is copper – a metal that ages with dignity, externally harmonising with the ochre palette of the roofs of the historic villas and the brick of the Romanesque-Gothic Oliwa Cathedral. In the communal spaces, attention is drawn to the chandeliers, whose form is reminiscent of the cathedral’s world-famous organ pipes.
The walkways are dominated by refined marble in grey tones, punctuated by elegant vertical lines. The balustrade, like a ribbon, rises from the ground floor to the gable, adding to the dynamism. The walnut wood door frames, decorated with delicate copper accents, exude warmth and sophistication. This juxtaposition of materials and details is not only eye-catching. It also creates a space that is the quintessence of timeless elegance – free of trends, but close to the Oliwa tradition.
- A unique style: The interiors of Opacka are filled with the intriguing texture of architectural concrete, revealed through a complex process of leaching the top layer until the basalt aggregate is exposed. The rawness of the concrete has been wrapped in the warmth of walnut wood, soft fabrics and satin wallpaper, building a place full of both contrast and harmony. Aleksandra Jozef’s Oliwa stucco-inspired sculptures and bas-reliefs complement this intricate arrangement, adding artistic sophistication.
- A magnetising play of light: Opacka is like Shostakovich’s Symphony No. 5 under Bernstein’s baton – it impresses with its coherence and intrigues with its breaks. These refined interiors are filled with a subtle play of light, achieved through the use of tinted glass, which is reminiscent of cathedral stained glass windows. In this way, a mood of profound but inspiring tranquillity is introduced into a space illuminated by natural light. After all, it is characteristic of centuries-old Oliwa houses to operate in a warm twilight, present in areas accessible only to residents, which creates an atmosphere of refined intimacy.
- Relaxation for the discerning: There is a stylish club lounge with spacious sofas, a custom-designed pool table and high-end audio equipment available to apartment owners. The dark walnut wood furniture, inspired by the traditional décor of local homes, has been given a modern interpretation – instead of heavy structures, it offers modernist functionality. In addition, everyone can make use of the professionally equipped fitness area and the luxurious Finnish and steam saunas, offering evening relaxation or morning stimulation.
Monastery gardens in the 21st century.
The greenery surrounding and filling the complex has been designed with monastic reverence, where every detail reflects Oliwa’s centuries-old history and draws inspiration from the Cistercian monastery’s former gardens. Invest Komfort has revitalised an impressive 6200 square metres of grounds, taking special care to recreate the pond that offers residents natural, pleasant respite on warm days. This space, with its elegant plants, pond and historical touches, creates a place to live that will only grow more beautiful, refined and valuable with the passing of time.
- Greenery that is returning to its former place after many years: Małgorzata Sobótka, a landscape architect from Studio Krajobraz, has not only taken care of the variety of plant species surrounding Opacka. By delving into the natural history of the site, she has managed to restore the plants once cultivated by the Cistercians. In the park with a pond and the avenue with benches, more than 50 different species have been planted – many that remember the land from centuries ago
- A place of good times: The centre of the complex is a patio immersed in flora, which leads through green cascades to hidden communal spaces. Comfortable wooden deckchairs and an organic playground allow adults to enjoy the lush natural surroundings and birdsong, while children can develop their creativity.
- All paths direct the eye to Oliwa Cathedral: The avenues surrounding Opacka employ the English park style and are designed so that apartment owners can admire the Romanesque-Gothic basilica towering over the area from every point. A short walk is all it takes to be able to relax in the shadow of world-class monuments, enjoying views that will never be altered because they are, like all of Stara Oliwa, timeless..
